AB  - The purpose of this paper is to report on empirical analyses that avoid these shortcomings. The specific two hypotheses tested are that, at any given moment when comparing single-family dwellings of similar construction, age, and size, located in similar neighborhoods, occupied by households of similar socioeconomic and demographic characteristics: a. the owner-occupied dwelling will evidence superior physical conditions compared to the renter-occupied one; b. there is a greater probability that the owner-occupied dwelling will have had maintenance performed on it during the previous year and that such will have cost more than $100.
